How much do flippers discount houses?

I've been trying to fingure out a good rule of thumb when buying a fixer, but haven't quit figured out a process I'm comfortable with. I'm able to determine the Future Value after repairs. My thought was to take the Future Value - Cost of Remodeling - Administrative Costs and then multiply that number by 70% and that would be my offer. Is there a better rule of thumb?
